LANDLORDS - DO YOU REQUIRE AN ENERGY PERFORMANCE CERTIFICATE?

The Government now requires all Landlords to provide Energy Performance Certificate (EPC) to prospective tenants of rented dwellings. The EPC can be reused for 10 years, unless the dwelling is altered or improved, at which point its EPC should be updated to reflect the changes.

All domestic dwellings in England, Wales and Northern Ireland require EPCs to be produced when they are sold or rented. A legally valid EPC for a sale or rental of a domestic dwelling can only be produced by a qualified Domestic Energy Assessor (DEA) or Home Inspector (HI) who is licensed with a Government approved Accreditation Scheme.

EPCs provide information on the energy efficiency, heating costs and carbon emissions of the dwelling and also suggest potential energy efficiency improvements that can be made.

The Government has produced a national calculation methodology called Reduced Data Standard Assessment Procedure (RdSAP); this is the prescribed software methodology which all DEAs must use to produce valid EPCs.
